Six-Step Fairshare Program™


Great American will provide all the necessary information and training to begin a utility-expense recovery program effectively at your property. Great American makes the transition process easy to begin recovering utility expenses. Listed below is our six-step FairShare Program™.

Property Analysis
Great American will provide and explain the amount of utilities you can recover by billing back utilities on your property. This analysis is free and does not obligate you to use our service. Click here for your free property analysis.

Allocation Method
Once you have selected Great American as your utility billing company, a representative will help you develop a billing method based on percentages of occupancy and square footage. The proper billing method will best achieve the property’s bottom line and meet local and national legal standards.

Training & Orientation
We will visit each property and train your staff on:
  • How to use Great American business forms to initiate accounts or make changes
  • How to send us weekly/monthly reports of move in/outs and occupancy or name changes
  • How to answer residents’ frequently asked billing questions
  • How to explain our billing program to new and prospective renters

Billing & Collection
We will submit timely and accurate bills on a monthly basis to your residents. The payments will be made to Great American Utility and a check will be issued to the property or to the rental office.

Customer Service
Our knowledgeable and courteous associates provide excellent customer service with instant access to the information they need to answer account and service questions. Business literature will be given to residents upon signing the lease addendum to answer residents’ frequently asked questions, and to explain how our billing process is beneficial to the residents as well as the property owners.
