Easy 5-Step Transition

Great American will ensure that the transition from a property-pays system to a resident-pays system is as smooth as possible by providing the tools to explain the program to onsite teams as well as residents and prospects. Great American will manage the measurement, allocation, billing, collections and resident support functions for the property, allowing property managers to remain focused on the business of managing the property, staff and residents.

Billing Details

  • Decide what utilities to bill (water, sewer, gas, electricity, trash, etc.)
  • Determine what percentage of the utilities will be billed to the residents
  • Other fees to include (rent, delinquency, concessions, pet rent, parking, etc.)
  • Determine monthly timing of billing

On-Site Training

  • On-site training of leasing agents to explain how billing process works
  • How to answer residents’ frequently asked questions

Reports

  • Rent roll and occupancy reports sent to Great American
  • Units will be set up in Great American’s efficient software program
  • Property manager sends Great American a summary of utility bills to be allocated
  • Allocation process begins

Preview Billing

  • A register of the preview billing will be sent to the property for corrections and approval

Final Billing

  • Bills will be sent to residents and the property or Great American will collect
