FairShare Program

Great American’s FairShare Program™ is designed to recover utility expenses from residents through allocation to reduce water and energy consumption. Great American provides accurate accounting, billing and collection services for properties to recover utility and amenity costs such as water, sewer, gas, electric and other fees specified by the property owner such as trash, pet rent, parking fees, storage fees and cable. The FairShare Program™ is an easy three-step process.

  • Great American uses the FairShare Program™ to divide monthly utility expenses of the property and bill the residents to recover the utility expenses along with any amenity charges. The costs are allocated to the residents based on square footage and/or occupancy. The charges are then put onto a formal billing statement and mailed to the residents for collection.
  • Occupancy and square footage based billing percentages are decided upon by the owner or by state or local regulation. Usually gas and electric charges are allocated according to square footage, and water and sewer charges are allocated according to occupancy. Great American will assist you in creating logical formulas for dividing up utility expenses which are fair and meet local and national legal requirements. Flat fees can also be included on the bill, which are usually monthly amenity charges such as trash, cable, pet rent, storage fees, etc.
  • The FairShare Program™ is flexible to add new accounts or new properties, change allocation methods and make other adjustments with ease. With the FairShare Program™ in place, your staff will never have to deal with the process of billing, collection and handling payments for non-rent items.
